Title, Zoning & Land Use

Who this is for

Owners who inherited a driveway that is not on the plat. Developers who need a rezoning before the lender will fund. Buyers who want an opinion, not a title commitment they cannot read.

How we work

We pull the chain, walk the exceptions, and write an opinion a lender can put in a binder. Zoning work includes the application, the neighborhood meeting, and the hearing — with the exhibits already numbered.

Typical fees

Residential title opinion: $650. Commercial opinion: quoted. Rezoning through hearing: typically $4,500–$12,000 depending on the district and the opposition.
